Luštica Bay, Montenegro — The Adriatic’s Most Ambitious Seafront Community

On Montenegro’s Luštica peninsula, a new coastal town is rising along the Adriatic. Luštica Bay has been built entirely from the ground up, yet it is not chasing the scene of Mykonos or St. Tropez. Instead, it is a confident and quietly captivating place where the focus is on living well. Long lunches, salt air, and afternoons spent between sea and sky define its atmosphere.

Before reaching the bay itself, there is Montenegro to take in. The coastline sweeps from dramatic cliffs to coves that feel untouched, while inland mountains hold lakes and rivers that belong on postcards. Kotor, a UNESCO World Heritage Site, remains one of the most atmospheric medieval towns in Europe, and it is only a short drive away.

Luštica Bay stretches across seven million square metres, designed as a complete living community. Homes, leisure spaces, and hotels such as The Chedi form part of a master plan to create a year-round destination, not just a summer escape. Three distinct neighbourhoods bring it to life. Marina Village, Centrale, and The Peaks each have their own character and perspective on the sea.

At the heart of everything is the marina. It is both a working harbour and a social anchor lined with cafés, bars, and waterfront restaurants, where you can spend the day watching yachts set sail or locals pass by. Beyond the marina, The Peaks introduces Montenegro’s first 18-hole championship golf course, designed by Gary Player, with every hole facing the mountains and the Adriatic.

The shoreline is dotted with private beaches, from the laid-back Chedi Beach and lively Marina Beach to secluded coves perfect for paddleboarding or simply doing nothing at all. Living here means being close to the water in every sense, creating what locals call flip-flop luxury, relaxed, effortless, and entirely authentic.

Despite its growth, Luštica Bay remains in balance with the natural landscape. Olive groves and untouched terrain still frame much of the development, connected by a coastal pathway that runs for five kilometres.

Luštica Bay is not a resort. It is a living town, a place for those who want to make the Adriatic their address, not just their destination.
